href=\"https:\/\/nai500.com\/zh-hant\/%E8%82%A1%E7%A5%A8%E6%9F%A5%E8%A9%A2\/?qm_symbol=REI.UN%3ACA\">TSX:REI.UN<\/a>)\u96d9\u96d9\u8e8b\u8eab2023\u5e748\u6708\u6700\u503c\u5f97\u8cfc\u8cb7\u7684\u52a0\u62ff\u5927\u623f\u5730\u7522\u6295\u8cc7\u4fe1\u6258\u57fa\u91d1\u4e4b\u5217\u3002<\/p>\n<h2><strong><b>Dream Industrial REIT<\/b><\/strong><\/h2>\n<p>2023\u5e74\uff0c\u52a0\u62ff\u5927\u5de5\u696d\u5730\u7522\u5e02\u5834\u4ecd\u7136\u662f\u623f\u5730\u7522\u884c\u696d\u8868\u73fe\u6700\u597d\u7684\u3002\u5728\u7b2c\u4e8c\u5b63\u5ea6\u6de8\u79df\u91d1\u6536\u5165\u589e\u957720.8%\u4e4b\u5f8c\uff0cDream Industrial Real Estate Investment Trust\u70ba\u500b\u4eba\u6295\u8cc7\u8005\u63d0\u4f9b\u4e862023\u5e748\u6708\u6295\u8cc7\u5de5\u696d\u623f\u5730\u7522\u9818\u57df\u7684\u6700\u4f73\u9078\u64c7\u4e4b\u4e00\u3002<\/p>\n<p>Dream REIT\u64c1\u6709\u4e26\u7ba1\u7406321\u500b\u5de5\u696d\u7269\u696d\u7684\u6295\u8cc7\u7d44\u5408\uff0c\u5728\u6536\u8cfcSummit II\u4e4b\u5f8c\u5df2\u7d93\u6210\u70ba\u52a0\u62ff\u5927\u6700\u5927\u7684\u4e0a\u5e02\u5de5\u696d\u7522\u6b0a\u6240\u6709\u8005\u3002\u8a72\u516c\u53f8\u73fe\u968e\u6bb5\u6b63\u901a\u904e\u63d0\u9ad8\u79df\u91d1\uff0c\u5145\u5206\u5229\u7528\u7576\u524d\u5f37\u52c1\u7684\u5de5\u696d\u5730\u7522\u9700\u6c42\u3002\u81ea\u4eca\u5e744\u6708\u4ee5\u4f86\uff0c\u8a72\u516c\u53f8\u5df2\u5c07\u65b0\u79df\u7d04\u7684\u79df\u91d1\u63d0\u9ad8\u4e8647%\uff0c\u5176\u4e2d\u52a0\u62ff\u5927\u65b0\u79df\u7d04\u7684\u79df\u91d1\u4e0a\u6f32\u4e8660.8%\u3002\u627f\u8afe\u5165\u4f4f\u7387\u4fdd\u6301\u572898%\u7684\u5f37\u52c1\u6c34\u5e73\u3002\u540c\u4e00\u7269\u696d\u4e0a\u5b63\u5ea6\u6de8\u71df\u696d\u6536\u5165\u540c\u6bd4\u589e\u957711.4%\uff0c\u5e6b\u52a9\u8a72\u516c\u53f8\u7b2c\u4e8c\u5b63\u5ea6\u6bcf\u55ae\u4f4d\u7684\u7a00\u91cb\u904b\u71df\u8cc7\u91d1(FFO)\u540c\u6bd4\u589e\u957713.6%\u3002\u8207\u6b64\u540c\u6642\uff0c\u9019\u53eaREIT\u5728\u904e\u53bb\u4e00\u500b\u5b63\u5ea6\u4e2d\u4ee5\u80a1\u606f\u5f62\u5f0f\u652f\u4ed8\u4e8668%\u7684FFO\uff0c\u8f03\u4e00\u5e74\u524d\u768477.3%\u6709\u4e86\u986f\u8457\u6539\u5584\u3002\u7576\u524d\u7684\u6708\u5ea6\u5206\u914d\u770b\u8d77\u4f86\u6bd42022\u5e74\u8981\u5b89\u5168\u5f97\u591a\u3002<\/p>\n<p>\u8a72\u57fa\u91d1\u6bcf\u6708\u7684\u5206\u7d05\u6bcf\u5e74\u61c9\u7522\u751f5%\u7684\u6536\u76ca\u7387\u3002\u8003\u616e\u5230\u7576\u524d\u4ea4\u6613\u50f9\u683c\u70ba13.98\u52a0\u5143\uff0c\u8207\u6700\u8fd1\u7684\u6bcf\u55ae\u4f4d16.97\u52a0\u5143\u7684\u8cc7\u7522\u6de8\u503c(NAV)\u76f8\u6bd4\u5df2\u7d93\u670917.6%\u7684\u6298\u6263\u3002<\/p>\n<h2><strong><b>Riocan REIT<\/b><\/strong><\/h2>\n<p>2023\u5e748\u6708\u6295\u8cc7Riocan Real Estate Investment Trust\u53ef\u4ee5\u7522\u751f\u6bcf\u55ae\u4f4d0.09\u52a0\u5143\u7684\u7d93\u5e38\u6027\u6708\u6536\u5165\uff0c\u5e74\u6536\u76ca\u7387\u70ba5.5%\u3002\u7136\u800c\uff0c\u8003\u616e\u5230Riocan\u7576\u524d\u7684\u4ea4\u6613\u50f9\u683c\u8f03\u8a72\u57fa\u91d1\u5468\u4e09\u516c\u5e03\u7684\u6700\u65b0\u8cec\u9762\u6de8\u503c26,000\u52a0\u5143\u670924.6%\u7684\u6298\u6263\uff0c\u6f5b\u5728\u7684\u4e0a\u6f32\u7a7a\u9593\u8981\u5927\u5f97\u591a\u3002\u5be6\u969b\u4e0a\uff0cRiocan REIT\u7684\u6700\u65b0\u6536\u76ca\u5831\u544a\u4e2d\u9084\u6709\u66f4\u591a\u4eae\u9ede\uff0c\u4f7f\u5176\u6210\u70ba\u672c\u6708\u6700\u503c\u5f97\u8cfc\u8cb7\u7684\u52a0\u62ff\u5927REIT\u4e4b\u4e00\u3002<\/p>\n<p>Riocan REIT\u662f\u4e00\u5bb6\u52a0\u62ff\u5927\u96f6\u552e\u623f\u5730\u7522\u4fe1\u6258\u57fa\u91d1\uff0c\u901a\u904e\u8cc7\u672c\u5faa\u74b0\u6b63\u5728\u5411\u591a\u5143\u5316\u767c\u5c55\uff0c\u6210\u70ba\u4e00\u5bb6\u6df7\u5408\u7528\u9014\u623f\u5730\u7522\u5de8\u982d\uff0c\u7ba1\u7406\u5c64\u975e\u5e38\u597d\u5730\u57f7\u884c\u4e86\u9019\u4e00\u6230\u7565\uff0c\u5e6b\u52a9\u7b2c\u4e8c\u5b63\u5ea6\u540c\u4e00\u7269\u696d\u6de8\u71df\u696d\u6536\u5165(NOI)\u589e\u9577\u4e865.2%\u3002\u65b0\u7c3d\u79df\u7d04\u7684\u6de8\u79df\u91d1\u6bd4\u820a\u79df\u7d04\u9ad8\u51fa11%\uff0c\u5230\u671f\u7e8c\u7d04\u7684\u6de8\u79df\u91d1\u9ad8\u51fa9%\u3002\u7531\u65bc\u79df\u8cc3\u7d93\u6fdf\u6b63\u5728\u8208\u8d77\uff0c\u6295\u8cc7\u7d44\u5408\u5165\u4f4f\u7387\u5f9e\u53bb\u5e74\u540c\u671f\u768497.2%\u63d0\u9ad8\u523097.4%\u3002\u503c\u5f97\u6307\u51fa\u7684\u662f\uff0c\u623f\u5730\u7522\u50f9\u503c\u4e0b\u8dcc\u7684\u75db\u82e6\u6642\u671f\u53ef\u80fd\u5f88\u5feb\u5c31\u6703\u7d50\u675f\u3002Riocan REIT\u7b2c\u4e8c\u5b63\u5ea6\u6de8\u5229\u6f64\u540c\u6bd4\u589e\u957742.7%\uff0c\u81f31.12\u5104\u52a0\u5143\uff0c\u539f\u56e0\u662f\u623f\u5730\u7522\u7684\u516c\u5141\u50f9\u503c\u4e0b\u8dcc\u6709\u6240\u7de9\u89e3\u3002\u4e5f\u5c31\u662f\u8aaa\uff0c\u6700\u7cdf\u7cd5\u7684\u6642\u5019\u53ef\u80fd\u5df2\u7d93\u904e\u53bb\u4e86\u3002<\/p>\n<p>\u5c55\u671b\u672a\u4f86\uff0cRiocan
